TENANT FIND SERVICE

If you just need some help finding the right tenant and are happy to deal with them directly once they are found then our Tenant Find Service is for you.   We will…

Provide a rental valuation and advice on safety and legal requirements

Market the property on the internet and in the local press

Carry out viewings leading to the introduction and full referencing of prospective tenants

Negotiate terms of the Tenancy Agreement between you and the prospective tenant

Prepare an inventory and schedule of condition – separate fee may be applicable

Arrange for the Tenancy Agreement and any relevant Notices to be signed

Collect the first months’ rent and hand over the deposit to be registered in accordance with the Tenancy Deposit Protection regulations

Check the tenant into the property

The first month’s rent will be collected as our agreed fee.  The responsibility of managing the tenancy, maintenance and rent collection will then be handed back over to you.  Bright Estates will be happy to provide a check out service if the deposit is registered with Bright Estates DPS account.  Should the tenant dispute any deductions requested from the deposit, there will be an hourly charge to deal with this.

FULLY MANAGED SERVICE

If you are not living locally, or would rather not deal with your tenants directly our Fully Managed Service is for you. We will do the same as for the Tenant Find service plus…

Register the deposit in accordance with the Tenancy Deposit Protection regulations

Arrange the transfer of utility accounts into the tenant’s name

Collect on-going monthly rental payments, pay you and any contractors on time

In the event that rent arrears arise, contact the tenant by way of phone call and/or letter

Forward monthly rent statements to you

Visit the property periodically (generally twice a year), report any problems and arrange repairs

Arrange tenancy agreement renewals if appropriate

Check tenants out, deal with any dilapidations, agree the return of the tenant’s deposit with both parties and arrange the return of the deposit with the DPS

Re-let and continue the process as quickly as possible to ensure you receive the optimum return

Please note our management service only applies to the setting up and duration of the tenancy. The agent cannot be responsible for security or supervision of the property when it is not let.

Our monthly management fee is 10%.  There is a tenancy set up fee of £295 at the beginning of each tenancy.  References and credit checks for tenants and/or guarantors are £95 per person.  A termination check is charged at £95.

BESPOKE SERVICE
